How We Calculate Affordability
30× Rule: Your annual gross income divided by 30 gives the maximum monthly rent. This is the most common rule used by UK letting agents and landlords for tenant referencing.
35% of Net Income: Your monthly take-home pay multiplied by 0.35. This ensures rent doesn't exceed 35% of your disposable income.
40% of Gross Monthly Income: Your gross monthly income (annual ÷ 12) multiplied by 0.40. A more generous calculation sometimes used in the industry.
We calculate all three methods and use the most conservative (lowest) result to ensure you can comfortably afford your rent.
